Residential property prices in Ireland rose 7% year-on-year in January 2026, slightly above the downwardly revised 6.9% increase recorded in December 2025. House price inflation held steady at 6.6%, while apartment prices accelerated, advancing 9.1% compared with 8.7% in the previous month.

Regionally, prices in Dublin increased 6.1%, up from 5.6% in December, whereas growth in the rest of the country eased marginally to 7.7% from 7.9%. Within the capital, Dublin City registered the fastest house price growth at 8%, followed by Fingal at 3.8%.

Price levels continued to vary markedly across regions. Dún Laoghaire-Rathdown recorded the highest median dwelling price at €680,000, while Donegal posted the lowest at €195,000. On a monthly basis, national residential property prices rose 0.3% in January, moderating from a downwardly revised 0.6% increase in the previous month.
